Simplifile advocates a pricing model that mirrors traditional recording economic models and introduces no additional burden on county budgets or taxpayers. Some vendors encourage counties to adopt models that lead to each county either subsidizing the cost of eRecording or charging an eRecording fee or “toll” as documents are received by the county or its agent eRecording portal. These approaches, while well intentioned, have the effect of increasing the cost of eRecording for counties and their constituents.

Simplifile county pricing reflects the role Simplifile plays in replacing legacy recording services such as courier services and express mail. Traditionally, a document submitter such as a title company would pay a delivery service such as Federal Express to transmit a document package to any county in the country. In the same way, submitters pay Simplifile a per-document recording fee to not only electronically deliver documents to any county on the eRecording network, but to have the document reviewed, recorded, and returned as well. No additional investment in hardware or software licenses is required. And submitters are only assessed a fee when their documents are successfully recorded.

Simplifile county eRecording services are available for a nominal annual subscription fee. Subscriptions include training and troubleshooting, maintenance and software upgrades, unlimited technical support services, and unlimited user accounts for a single county office location.
