January 24 Update: Improvements to Package Details, Added Collaboration Options, and More

New E-recording Features

Multiple documents now download to a ZIP file when using Internet Explorer.
If you’re using Internet Explorer, you’ll no longer be prompted to install or use a Java applet to download documents. All documents selected for download will combine into a ZIP file that you can find in your Downloads folder on your computer. This change was previously made in Google Chrome and Microsoft Edge.

Messages are now called News.
In order to avoid confusion with package detail messages and the messages Simplifile sends you, we’ve changed the messages coming from Simplifile on your main menu to News.

We’re making lots of improvements to package details.
With this update, we began rolling out a new, improved interface for package details. These changes are going to a small number of customers at a time so you may not have them yet, but be on the lookout for them.

The first difference you’ll notice is a name change from Package to Details in the menu as well as a new order for History and Messages.



You’ll no longer see a save button when making edits. That’s because Simplifile now saves changes automatically in real time. You’ll see a notification on your screen as changes are saved.

To change which submitter organization is responsible for a package, you’ll now click on the organization’s name under Submitter on the right side of the Details screen. This replaces the Package Created Under feature.



The status notification icon (bell) has moved from next to Package Status to the right of Package Details at the top of the screen.



Clicking on the bell icon allows you to set notifications for the package.



When viewing packages, you’ll notice a new look. For examples, the icons for Download, Print, Discard, and Submit look a bit different. The ability to change the order of the packages has moved up next to these icons.

You’ll also notice we’ve removed the History option from this page. That’s because you now launch History from the menu.

The new History page includes document history as well. Its design gives you the option to view documents in a list or card view.

When you click on the dropdown, you have the option to view the history of the full package or individual documents.

Fees have a new look as well. You’ll notice that we no longer present a dropdown when there’s only one account for a fee. The Comments for County and Internal Preparation Notes, which were previously on the Details page, have been moved to Messages under the main menu.

Previously, the Messages page only showed messages sent from the county to the submitter. Now you’ll see messages from the submitter as well as internal notes. Lastly, you now have the ability to change a file name from the default when downloading documents.

New Collaboration and Post Closing Features

We’ve added a Net Funds worksheet.
To make it easier for users to reconcile the lender funding wire for disbursements, both lenders and settlement agents may now view which fees are credits and debits and see them totaled together in one worksheet. This makes reconciling what was included in the lender’s funding wire simpler and more transparent.

Lenders may add the credit/debit to a fee in their custom fee set, automatically add those fees to the Net Funds worksheet, or manually add fees on a per-loan basis. Settlement agents may also review and remove any fees from the worksheet if they want to use the feature to reconcile with a lender that hasn’t set up the auto calculation.

You can now see pending organizations and agents in the list view.
Previously, you could only tell if a settlement company or agent was pending on a loan if you viewed the Loan Info or looked at your loans in the card view. Now you can easily see the pending status in the list view as well.

We’ve added the ability for both the settlement or title agent and lender to make changes to more loan information, including closing date and sale price of property which had previously only been editable by the settlement or title agent.

The fields which can now be edited by both parties are: borrower information, purpose type, sales price of property, property address, closing date,and disbursement date.

As with other collaborative fields, the other party will need to acknowledge changes for them to be finalized. We’ve also added new notifications for these fields.

Title assignment can now happen at any point in the loan life cycle.
Previously, a title organization or agent was required to be assigned before a loan could enter Pending Final status. However, sometimes the branch assigned may want to add a different branch once the loan has funded in order to start e-recording within Simplifile. We’ve lifted the assignment restriction so that a title assignment may now happen no matter what the loan’s status may be.
